Yale St. Investors purchased this 33,000 square foot office building complex that was still showing signs of damage from Hurricane Katrina. The Property One team quickly assessed the maintenance and construction needs of the property and embarked on a $400,000 retrofit to restore the property to full functionality.

Federal Fibre Mills

Built over one hundred years ago, this incredible property was used during the 1984 World’s Fair to house the Beer Garden Restaurant. After the fair, the building was converted to 142 condominium units. Property One was retained to manage the property. Since that time, a comprehensive management plan was initiated including recommendations for security, concierge services, housekeeping, maintenance, equipment replacement, accounting, finance and human resources.

Coconut Grove, FL

CocoWalk is a 200,000 square foot, four-level, open-air lifestyle, mixed use development located in Coconut Grove, FL (South Miami). It also includes an 840-space attached parking garage and a 20,000 sq. ft. office building. For several years, it suffered from loss of tenants, poor management and deferred maintenance.

In 2005 PMAT, a New Orleans retail development group, purchased the property and retained Property One to provide property management, accounting, physical asset assessment, budgeting and project administration. A comprehensive renovation plan totaling over $10 million was launched. With a strong marketing and leasing plan and an exciting grand opening event, CocoWalk once again became “the” development in the “Grove”.
