Hayden Ingram represented the buyer in the acquisition of the single-tenant industrial property, which is strategically located between the New Orleans and Baton Rouge markets.
The ±15,000-square-foot facility is fully leased to Ferguson Enterprises (NYSE: FERG) under a NNN lease with annual rent escalations. The property also includes a ±50,000-square-foot paved and fenced yard, providing additional operational flexibility for the tenant.
The transaction reflects the appeal of industrial properties supported by essential-use tenants, strong lease structures, and strategic Gulf Coast locations.
